What is an EPC?

An Energy Performance Certificate (EPC) is an official document that evaluates and classifies the energy consumption of a building, home, or company. It provides a rating from A (most efficient) to G (least efficient), indicating potential energy costs and environmental impacts. The EPC is calculated by an energy assessor who considers factors such as insulation, heating systems, and windows. This certificate is crucial for understanding a property’s energy efficiency and identifying areas for improvement.

What does a Home Energy Audit involve?

A qualified assessor will first introduce themselves and ask any questions they need to about the home, as well as about the accessibility of the areas which they need to inspect. They will take note of various aspects of the property that will allow them to apply a rating and offer suggestions on how to improve them. These will include the size of the living space of your property, the overall constructions of your house, details of any insulation, lighting and the heating system and their controls.

The assessor will go into every room in the building and check the number and type of light fittings to see if these are energy efficient. They will undertake a visual inspection of the loft (if you have one), which will tell them how much and what type of insulation you have as well what type of wall/insulation there is between your property and any adjoining ones.

They will also undertake a visual inspection of the windows, checking whether they are single, double or triple glazed, as well as whether they meet various standards. The assessment will also study the heating system, any controls it has and the overall energy efficiency of the system. They will take photos of all the aspects they study in order to keep a record of their findings.

The visit will take between 45 minutes to 1.5 hours depending on the size and of the property and if multiple extensions have been added.

About non-domestic Energy Audits

A non-domestic energy audit is a survey to tell you how energy efficient a non-domestic property is. The more energy efficient the building, the more money you will save on your energy bills.

Having an energy audit done on your property tells you:

  • how much energy you’re currently using
  • recommendations of improvements to increase energy efficiency

 

An Energy Performance Certificate (EPC) is awarded as part of a commercial energy audit.

How much does a Home Energy Audit Cost?

We offer the service in the region of £400.

Apply for funding for a non-domestic Energy Audit

The non-domestic energy audit subsidy scheme is now live. Government are offering up to £500 towards the cost of a non-domestic energy audit.  Funding is dependent on the size of the property: 

  • ​£250 for a property under 2,000 sqft 
  • £500 for a property over 2,000 sqft 

 

​You can apply for funding if you:

  • own the property 
  • are a tenant of the property with responsibility for the maintenance and replacement of the property’s heating system and have permission from the landlord to apply for this scheme 

Apply for funding for a Home Energy Audit

We are offering up to £150 funding per property towards a Home Energy Audit. Funding is dependent on the size of your home:

  • £100 for 1 to 2 bedroom property
  • £150 for 3 or more bedroom property

 

The subsidy amount available will gradually decrease until legislation for mandatory EPCs at point of sale or rental in 2026.  

You can apply for funding if:

  • you own the property
  • the property is older than 10 years old and does not hold a valid Energy Performance Certificate, obtained either through the property’s initial building bye-law application or a previous home energy audit​

 

Funding is not available for Andium Homes properties.​

How long is a Energy Performance Certificate valid?

An Energy Performance Certificate is valid for 10 years, however, if changes are made within this period, an up to date amended certificate is advised.
